Landlord needs to sell

Background

Amy contacted Landlord Advice about selling her rental property.

Her financial situation had changed and she could no longer afford to continue renting. 

She told her tenants about the sale and they started to look for a new property. Amy wanted to make sure she was following the right process and got in touch for some advice. 

 

How Landlord Advice helped

We took Amy through her options, one of which was selling the property with sitting tenants. Amy was concerned that this would mean the property would take longer to sell and made the point that her tenants were happy to leave.

With that being the case we advised Amy that, as the tenants had been in the property for seven years, she needed to give them 8 weeks' written notice to quit. We outlined that, even after the notice period, Amy could not force the tenants to leave or change the locks. 

We explained that, if the tenants were still there after the notice period ended, Amy would need to follow due process and get a possession order.
